Are all of the materials included?

Beware of any contractor who asks you to buy building materials separately because this is often a red flag of someone who may not be properly licensed and is trying to keep the job cost under the $30,000 threshold. While this is not illegal, unless they have advertised themselves as licensed GC’s, it will leave you with a tremendous amount of work and liability that could leave you, the client, with little recourse if problems occur down the road because you supplied the materials.  

Is the contractor using new, quality materials?
